:Project Description

leftt_arrowCreate a recreational outlet for the city's visitors through several projects, redevelop and rehabilitate the city center with new modern facades, paved courtyards, large sidewalks, parking lots, shopping areas, plaza and water bodies, the center of the heritage through rehabilitating and operating the heritage village of Al-Jai.

leftt_arrowThis project is one of the vital projects of PDTRA and a revenue source as it contains: (2) floor parking lots accommodating at least (368) cars and not less than (24) shops, in addition to (42) rooms in the heritage village of Al-Jai, knowing that PDTRA acquired enough space for this project and it owns the whole land now.

leftt_arrowThe total area of the site is (12) Donums.

leftt_arrowThe study designing this project was referred to a consulting company and is ready for implementation after finding the necessary funding.

leftt_arrowThis project aims to develop a detailed integrated plan to develop the downtown of Wadi Mousa to improve the urban image of the city's heritage center and to deal with the traffic problems, lack of parking lots and provide open public places which will attract investments and events for tourists, thus increasing the number of city's visitors of the citizens and foreigners. It will also contribute to prolonging the duration of tourist stay and their interaction with the city by providing them with services and events, benefiting the national economy in general and local economy in particular.

Project Phases:

Phase I: Acquisition of Lands: PDTRA acquired all plots located within the project and is currently registered in the name of PDTRA 

Phase II:A tender document for planning and designing the project was submitted and it is ready now for implementation and invitation through the following

The project consists of parking building, with urban garden and commercial shops above it.The accomplished works include

  1. Surveying and documentation works.
  2. Site analysis (urban density; uses; construction rules; visual, motor and functional linkages, un-built areas, roads and pavements, street furniture, street facades, sky line, archaeological Church ..)
  3. Recommendations on how to deal with all elements studied including (current and future buildings, service lines, urban expansion areas, open spaces, public utilities, building materials, street facades, exterior works, sky line ..)
  4. Design and urban development plans for the parking lots building, shops and urban garden.
  5. Detailed design plans for the parking lots building and the urban garden for the purpose of inviting the implementation tender.

The construction of the parking lot is expected to start in 2015. The work is expected to take 540 days and the building will be operated by the end of 2017 depending on commencing the implementation. The implementation process requires complete technical team to supervise the project works and all associated elements in terms of offices, equipment, services, transport …etc.

leftt_arrowThe estimated cost of construction has been prepared in order to give an initial view of the expected cost of the project and for the purposes of budgeting according to the current prevailing market prices after studying and comparing prices in the local market for similar projects.

leftt_arrowThe pricing currency for this project has been adopted in Jordanian Dinar according to the construction prices in April 2014.

leftt_arrowThe estimated cost of the project was prepared based on internal database developed for similar models of this project. The project location, contractor rating and qualifications, and other criteria and specifications for the project itself were also considered. The material price estimate was obtained from a similar cost estimate as well as the cost assessor experience.

leftt_arrowThe assumed price rate includes all facilities, wages and equipment used in construction, contractor's profits and taxes and all associated works and expenses. The potential costs for the entire project are 9017200 USD.
